Vermont Farms for Sale

The typical Vermont farm of today might look somewhat familiar to a farmer from the 19th and early 20th century. The early farmsteads of Vermont were family operations with a strong diversity of agricultural activities for an income stream. A ten to twenty head dairy farm would have been a large operation. As our needs changed so did the scale of farming operations. In the last half of the twentieth century, milking 70-100 head would be needed to make ends meet. This over sizing of the Vermont farm led to the establishment of large industrial farms and the abandonment of the typical Vermont hill farm.

Fast forward to today in Vermont. The last 4-5 years has seen a dramatic increase in the Localvore movement and the development of specialized farm products such as artisan cheese, grassfed beef, natural fiber production as well as CSA programs raising all manner of vegetables. These operations are typically small in scale and ideally suited to todays demands. The rejuvenization of once abandoned farmsteads is making the fields productive again and well as utilizing the woodland for maple sugar production, select timber and firewood. If you are in need of a large scale dairying operation, you will most likely be relegated to a few key regions of Vermont. However, to particpate in the Localvore, self sustaining movement, you can pretty well choose where you want to be. Chances are you will have your choice of several suitable Vermont farms.

Below, I have provided a list of farms for sale in Vermont.  If you would like to find out more about any of these real estate listings, contact me.  You can also create an account for free if you would like to save your favorite Vermont farm properties.

A handsome Federal Greek Revival built in 1831 by Joel Eaton, Three Church Street is at the heart of the picturesque village of Woodstock, voted the most beautiful town in America by Conde Nast Traveler. The house is rumored to have been a stop on the Underground Railroad and local lore has it that General Lafayette slept here. The east wing was added in the 1860s and was a recovery home for civil war veterans. Set on just under two acres with 249 feet on the Ottauquechee River, the exquisitely renovated house has maintained its historical integrity while adding modern amenities such as en-suite bedrooms and air conditioning. The two-acre property has been meticulously maintained and is in exceptional, move-in condition. It comes completely furnished and includes an in-law apartment and guest apartment. An expansive porch looks out over a private back lawn that gently slopes down to the river with views of Mt. Tom. The outdoor areas have a sense of space with the added pleasures of perennial gardens, a heated pool and fire pit. A day of skiing at Suicide Six or Killington or gravel bike riding on the scenic dirt roads are all close by. Come home. Breathe. Relax. Rock on the porch. Cozy up by the fire. Sense of place - the Lewis Farm: The classic Vermont farmstead with an iconic big red barn above Green Mountain Horse Association, the Lewis Farm's 130 acres of hayfields and woodlands span the Kedron Valley hillside just outside the village of South Woodstock. The legacy of stewardship by the Lewis family started in 1940: tending the land, restoring the spectacular barn and converting its lower level to well-planned stabling, conserving the most visible 30 acres along the road, and epitomizing the sense of community and engagement that characterizes South Woodstock and GMHA. Along with the 3-bedroom brick farmhouse, riding ring, tennis court and smokehouse, a light-filled 2-bedroom contemporary takes in the views, and a south-facing studio is set into the hillside. The houses and studio invite thoughtful renovation to meet the quality of the site: its woodlands, hayfields, and farm pond, threaded by trails and farm roads to high meadows with valley views. The beauty of the land, authenticity, and character distinguish this generational offering. No showings November 24-26

Double Dog Farm is a c.1757 cape on 60 acres alongside of Atwood Creek, 15 minutes outside of Woodstock. Sited high on a dead-end road, it was likely built by Dutch immigrants who moved into this mountain valley to fell timber. Later it became a farm where Merino sheep dotted the landscape and stone walls still stand. The site has particular magic: the light on the property is very special, indeed attracting the attention of renowned artists. Artist and illustrator, Rockwell Kent, bought the farm for his wife, who later sold it to portraitist and instrument maker Irwin Hoffman. Hoffman handmade violins and other instruments on the property and co-founded the Vermont Symphony Orchestra, which practiced and performed in the barn. In 2010, the home was renovated including a large addition with a wrap-around porch, a spacious chef's kitchen, dining room, living room and primary bedroom suite. The English barn was built in 1837. There is a two-bedroom cabin completely renovated in 2022, a wind turbine that aerates the swimming pond, small greenhouse, edible landscape of apples, pears, grapes, and berries and an extensive trail network including a lean-to for picnics and camp-outs. Hiking is wonderful out the back door on the property with the dogs off leash and to the Appalachian Trail. Lucy's lookout is a short hike away. Rolling pastures are suitable for livestock. The property abuts conserved land. Fiber optic high speed internet. 5 bay garage. Showings begin 2-24-23.

Organic Farm Opportunity! This wonderful 716.8 +/- acre farm formally known as the Blissful Farm is located in the quiet farming and lakefront town of Bridport, Vermont. From many areas of the farm there are gorgeous views of the Adirondack mountains in NY and the rolling fields of Addison County, VT. This is a Real Estate asset only sale; all livestock has been sold and equipment will be auctioned in the spring of 2023. The property includes two separate farmsteads less than 2 miles apart on the same road and features dairy barns, bunkers, a 10,000 SF heated sprout/storage steel building, sheds, (2) farmhouses (Currently Vacant), a ranch/doublewide home (rented), and an old mobile home needing replacement but with installed power, water and septic. The 10,000 SF building is currently empty and waiting for your vision and hosts the large solar array on its roof. The land consists of approximately 530 +/- acres of ag/pastureland and 66 +/- acres of woodland with the remainder in low utility and wetlands. The land is in Vermont Current Use program and has a Vermont Land Trust conservation easement. There is a 5-acre building lot outside of the VLT easement that will allow for another home to be constructed. The seller would consider selling both farms separately if the right opportunity is found. This is great opportunity of reinvention of the farm; take the blank slate and start new.

The old Underhill Ski Bowl! Many have memories going back as far as 1946. William Durbrow purchased the Eagan Farm area to revive skiing in the area. There are still trails and parts of the old 800ft rope tow at the base of the trails at an elevation of 1200 with NW exposure. There was even night skiing! Parking for 150 cars and no snow making. Imagine how many learned to ski there! Unfortunately, it closed in 1982. An amazing view is still there with a ranch style house, all on one level with attached garage. Charming open floor plan with cathedral ceiling and hardwood floors. Wood burning fireplace in living room for ambience! Master bedroom suite with full bathroom and walk-in closet. Also a 770 sq ft one bedroom cabin near the brook! Multiple outbuildings including sheds, pole barns and farm equipment sheds. Enjoy your own private trails and the state forest in your back yard! Hiking, Skiing, Cross Country skiing and back country all at your convenience. An amazing opportunity to own a piece of history!
