Vermont Farms for Sale

The typical Vermont farm of today might look somewhat familiar to a farmer from the 19th and early 20th century. The early farmsteads of Vermont were family operations with a strong diversity of agricultural activities for an income stream. A ten to twenty head dairy farm would have been a large operation. As our needs changed so did the scale of farming operations. In the last half of the twentieth century, milking 70-100 head would be needed to make ends meet. This over sizing of the Vermont farm led to the establishment of large industrial farms and the abandonment of the typical Vermont hill farm.

Fast forward to today in Vermont. The last 4-5 years has seen a dramatic increase in the Localvore movement and the development of specialized farm products such as artisan cheese, grassfed beef, natural fiber production as well as CSA programs raising all manner of vegetables. These operations are typically small in scale and ideally suited to todays demands. The rejuvenization of once abandoned farmsteads is making the fields productive again and well as utilizing the woodland for maple sugar production, select timber and firewood. If you are in need of a large scale dairying operation, you will most likely be relegated to a few key regions of Vermont. However, to particpate in the Localvore, self sustaining movement, you can pretty well choose where you want to be. Chances are you will have your choice of several suitable Vermont farms.

Below, I have provided a list of farms for sale in Vermont.  If you would like to find out more about any of these real estate listings, contact me.  You can also create an account for free if you would like to save your favorite Vermont farm properties.

Otis Hill Farm is an iconic Vermont place. The New England Cape farmhouse and variety of agricultural barns with different shapes defining their purpose are surrounded by fields and forests retaining the character of the working landscape rapidly disappearing in the 21st century. The 227.5 acres ranges in elevation from 1360' to frontage on the Ottauquechee River. The land is comprised of roughly 184+/- acres in the township of Pomfret and 43.72 in Hartford. Views range from close and intimate to extraordinary and distant over river valleys and west to Woodstock Village, south to Mt. Ascutney and east over the Connecticut River to New Hampshire's White Mountains. The farmhouse has functional mechanical systems and is structurally solid; however, it is aesthetically dated with features that reflect an emphasis on utility. 'if it ain't broke...' as the saying goes. The land is spectacular, diverse and accessible by trails and old woodland roads. This is an opportunity to purchase a wonderful part of history and preserve it for all time.

Brookside with it's 236 acres of productive agricultural land and well maintained woodland is on the National Register of Historic Places not only for it's superlative 1843 Greek Revival residence but for the continuous stewardship of this national treasure. Starting in the 1770's, Brookside has contributed significantly to the development of Vermont as an agricultural leader with it's Merino sheep and Morgan horses. It continues it's heritage today with it's Belted Galloway beef and breeding stock. The 6 bedroom residence, 4 bedroom guest house and all requisite ancillary structures makes for one of Vermont's finest historic farms. The historical architectural significance of the manor house has been well documented in countless books and magazines. The extraordinary design and construction using locally harvested woods is in a remarkable state of preservation with most all original fabric intact.

"High Meadows" on 180 acres is set on a private and pristine Vermont hillside overlooking magnificent meadows and a pond with exceptional long-range Vermont mountain views. The residence is comprised of a hand-hewn Vermont timber frame c.1799, that was carefully dissembled from its original location elsewhere in Vermont, moved and reconstructed on its current site by the present owner. Every attention to detail was given in the finishing of the residence, as closely as possible to its original design and proportions including the center-stack fireplaces and window designs. Yet it is thoroughly modern in all mechanical and structural respects including underground power and whole-house backup generator. A second historical timber frame carriage barn was also attached and serves as a walk-in garage. A separate barn garage is below the house. The land component of High Meadows is extraordinary, including +/- 180 acres of open fields and pastures, carefully managed woodlands, and a pond - all subject to a Vermont Current Use Conservation Plan. Privately situated yet easy access to Barnard, Woodstock, Hanover NH (Dartmouth), Killington and private airport are just 30-40 minutes drive.
