Vermont Farms for Sale

The typical Vermont farm of today might look somewhat familiar to a farmer from the 19th and early 20th century. The early farmsteads of Vermont were family operations with a strong diversity of agricultural activities for an income stream. A ten to twenty head dairy farm would have been a large operation. As our needs changed so did the scale of farming operations. In the last half of the twentieth century, milking 70-100 head would be needed to make ends meet. This over sizing of the Vermont farm led to the establishment of large industrial farms and the abandonment of the typical Vermont hill farm.

Fast forward to today in Vermont. The last 4-5 years has seen a dramatic increase in the Localvore movement and the development of specialized farm products such as artisan cheese, grassfed beef, natural fiber production as well as CSA programs raising all manner of vegetables. These operations are typically small in scale and ideally suited to todays demands. The rejuvenization of once abandoned farmsteads is making the fields productive again and well as utilizing the woodland for maple sugar production, select timber and firewood. If you are in need of a large scale dairying operation, you will most likely be relegated to a few key regions of Vermont. However, to particpate in the Localvore, self sustaining movement, you can pretty well choose where you want to be. Chances are you will have your choice of several suitable Vermont farms.

Below, I have provided a list of farms for sale in Vermont.  If you would like to find out more about any of these real estate listings, contact me.  You can also create an account for free if you would like to save your favorite Vermont farm properties.

Completely renovated in 2004 and 2007, the 1850 farmhouse has a contemporary style by award winning AIA architect Michael Ertel and the texture and attention to detail of master builder Hank Savelberg. Sensitive to the integrity of the original farmhouse, integrating all modern amenities, there is an open floor plan with walls of windows that bathe the spaces in natural light. “RUSH MEADOW” is the most perfect example of a “Modern Vermont Farmhouse” that we have ever listed for sale. Over the past 3 years, the current owner (a designer and co-founder of Farmhouse Pottery) completely gutted and transformed a 1,700 sf Vermont farmhouse (c. 1800), adding two new-construction additions that nearly tripled the finished area of this spectacular residence. The 3 downstairs rooms of the original farmhouse were opened end-to-end into a stunning oversized gourmet kitchen and dining room with wood-burning fireplace. A large glass-and-steel sliding door opens the kitchen to the spectacular 26x32 great room with vaulted ceiling, oversized black-metal frame farmhouse windows. Wide-plank radiant-heated oak floors and white plaster walls in new addition areas. An oversized main level primary BR suite with ensuite bath and walk-in closet. Downstairs a radiant-heated concrete floor rec/mudroom is perfect as a separate hangout/game/TV room. All new mechanicals, insulation, windows, roof, and automatic backup generator. The original upstairs farmhouse bedrooms and baths were also renovated, while retaining the original 1800s farmhouse charm and character. The land component includes two ponds, open pastures, a stream and a wonderful horse-barn with stalls and hayloft is also used for winter car storage. The property is part of the GMHA horse trail network. 16 mins to Woodstock and 6 mins to South Woodstock. See property website for virtual walkthrough.

John Curtis, a veteran of the American Revolution, received a land grant to establish a homestead in the new State of Vermont circa 1780. The fields & pastures carved out of a wilderness sustained his family for 5 generations. Stonewalls & tumbled dams remain as evidence of the industry & effort of early pioneers. The Hollow Farm consists of the striking 6 bedroom/4 bath Homestead House & the 3 Bedroom/2 bath Brook House sited in the middle of the 91-acre property. The new Homestead created in 1988 around the stone fireplace & native timber framed original home. The southwesterly exposure illuminates the spacious gathering rooms & private spaces through the enormous round windows. The interior layout reflects casual country lifestyle with an open floor plan spiraling around the central kitchen complex, which opens out on to a wide, elevated terrace, decks & balcony's on each level. Common rooms & quiet corners are visually connected & access by open stairways. The architectural form expresses the Vermont farmhouse on a grand scale with a cupola & splendid views of the surrounding fields & mountains. The property adjoins Coolidge State Forest at a place where a magical waterfall & sweet swimming hole are formed over exposed bedrock. The maintained road ends a mile or so beyond the old farmstead & continues on with miles of trails leading to South Woodstock, Plymouth & Reading townships. Nearby are Woodstock Village, the ski resorts of Killington & Okemo & public waters.

Known as Kingston Place, this is where home now awaits you. An extensive decade-long renovation and modernization of the original home and barn that dates back to the 1820s is for you, family and friends to enjoy. In simplest of terms; a meticulously restored classic brick farmhouse on 307 majestic acres to call your own. Imagine standing under the covered back porch as the eastern morning sun crests its head over the mountains. As the stars disappear the morning dew comes to life sparking like a field of diamonds over a few hundred acres of pastureland. The cattle start to stir. Not a care in the world as you slowly slide the barn doors open. Casually set your coffee down to warm up the classic 1970's era F-100 that's been waiting all night for you to get in and figure out what adventure you have planned for the day. If you think 307 acres is too much to manage, worry not, Kingston Place has a turnkey operating agreement with Vermont Natural Beef LLC to assist with management of the acres of farm and timberland and wedding venue. Both present a new owner with a range of opportunities to benefit from the event and farming businesses or to just relax and watch the hay and cattle grow.

A spectacular landscape of mountain views, meadows bounded by stone walls and ancient maples, a pond, trails, apple trees, full equestrian amenities, and an abundance of choice for places to build a spectacular home and compound. Hamilton Farm is on a quiet country road 15 minutes outside the village of Woodstock. The land parcel of 157 acres is on some of the prettiest land in Vermont with big views that face East toward the White Mountains. A vast network of carriage trails offers miles of opportunity for extensive walking, cross-country skiing or mountain biking. Fulling Brook runs through the property and the pond attracts blue heron and other wildfowl. An additional 127 acres is available. For many years it has been the home of the Hamilton Rare Breeds Foundation, whose goal was to preserve rare breeds including the Poitou donkey, Dale ponies and Chocktaw mustangs. It was also a state-of-the-art training center for combined driving with its “hazards” and two large rings. Pat Hastings, the farm manager, trained here to qualify for the FEI Driving World Championships. The equestrian facilities include a ten stall indoor arena complex, a foaling barn and a 4 bedroom apartment and office, an outdoor sand dressage arena, a larger driving arena and numerous fenced paddocks with run-in sheds. 15 miles from Lebanon Airport; 15 miles from Suicide Six; 19 miles from Dartmouth College and 27 miles from Killington.

An equisite turn-key offering. As if well over 250 acres weren't enough, here's a gorgeously renovated 1776 farmhouse perched high above the Connecticut River with one of the most beautiful insulated 12 foot door oversize garages with a loft you've ever seen, a large post and beam barn, large level meadow just south of the house with an apple orchard and blueberry bushes. Another budding orchard east of the house over Route 5 with a long, nearly completely level paved driveway. Stunningly and tastefully renovated post and beam (including some gunstock posts) beauty with high end radiant heate d floors on both floors, glass showers, quartz and granite counters, Thermador oven range, Liebherr Stainless fridge with integrated wine cooler, kitchen island with wood panel dishwasher and a beautiful living room wood stove. 4th bedroom or (currently) office on main, SE master overlooking the Ct River and expansive views into New Hampshire and majestic Mount Moosilauke. The joinery astounds. Southern exposure, bring your four wheeler with tracks to drive the two or so mile mountainside trail with an amazing plateau to build a camp with spectacular view potential. Skin up, tele down or put in your own lift and establish a private ski area to take this diamond higher. This is Vermont, historic and ripe for so many uses. Bring cattle, pigs, or chickens for the classic window clad coop. Two hundred forty five years of polished history. Going once. Going twice. Going BIG.
