Vermont Maple Sugaring Properties

Vermont is the largest producer of maple syrup in the United States. Not too surprising that the maple is the state tree. The production of maple syrup involves gathering sap by buckets or pipeline from the trees by tapping them. They are tapped in the spring when the subfreezing nights and warm days generates the flow of sap from the root structure to the crown of the tree. It takes 40 gallons of sap to produce 1 gallon of syrup.

Maple syrup production was an important income generator for Vermont farmers. The time of year is typically a slow time for farmers, so it was an obvious activity. The care of the sugarbush was hugely important to insure good production. Today properties that have a concentration of sugar maples that can be developed or have been developed into a sugarbush is highly desirable. Not only is a well maintained sugarbush a beautiful woodland landscape but it can be very profitable as well.

Below, I have provided a list of maple sugaring properties for sale in Vermont.  If you would like to learn more about any of these listings, contact me.  You can also create an account for free if you would like to save your favorite Vermont real estate listings.

First time ever offered! Nice, private, country property, consists of the Main house offering 4 bedrooms, 3 baths, lots of natural light & attention to detail throughout. Master bedroom has attached sunroom with radiant heat. Living room has stunning wall of windows and a woodburning fireplace. The house is set back approx 1200' from the road for total privacy, enjoy stone walls and patios with no neighbors in sight. A total of 4 garages, 2 with heat, which would be ideal for a home business or woodworking/hobby area. Current owner collected antique cars. Two rentals- 1. A detached 2 bedroom apartment that rents easily for $900 per month. 2. A cute sugar house style 1 bedroom cottage that rents for $750. Neither has a negative impact on the main house due to careful placement. (The combined rental income is about $20,000 per year and can offset a $300,000 mortgage.) Either would make a nice 'home' office. Fiber optic internet is on site. EZ to show.

Our office deals with remote land and camps on a regular basis. We like to preserve Vermont heritage lands. Sometimes a special piece of land comes along, and this parcel qualifies. It's remote, the whole area is coveted by locals because your only 5 miles from down town Montpelier, yet here is a parcel of land on an extremely good class 4 road that takes you up to thousands of acres that the town is trying to preserve and currently on the market. There is a gentle slope to the property and if you come to clearing and camp on the right you've come just a little too far, but you'll see the view potential. Wonderful location for off the grid home or camp retreat. Locals have taken the sign off the post for good reason, they don't want people up there. Protect our Vermont Heritage, keep it in the family. Please respect memorial and cross on side of road. Holds snow forever, these photos taken on April 12, still ample snowmobiling or make a nice sugaring site.
